?Miami is not going to be buried forever.? You may disagree, but Jorge P?rez, Chairman and CEO of The Related Group ?South Florida?s premiere real estate firm?has already dug himself out of the real estate hole.

If you owned a property in South Florida, chances are its value plummeted?two years ago.?Today South Florida?s housing market is on the up-and-up partly thanks to developers who?ve found success with international clientele,?like Jorge P?rez.

?It was the toughest two years of my life,? says P?rez about the housing bust.?Last week he broke ground on the 42-story, 382-unit 1100 Millecento Residences (a condo he may live in himself). ?But what goes down must come up,? he says.

P?rez has been called the ?Condo King of South Florida,? by the Wall Street Journal. TIME named him one of the top 25 most influential Hispanics in the U.S. And he just donated over $35 million in cash and Latin American art to the Miami Art Museum, which was renamed the Jorge M. P?rez Art Museum of Miami-Dade County.

?Mr. P?rez, he?s a visionary,? says Natascha Teller, President of the Miami Board of Realtors and?member of the National Association of Hispanic Real Estate Professionals.??He invested long before anyone knew Miami would become an international hub.?

He got his start as an urban planner for Miami. Growing up in Argentina and Colombia, P?rez never dreamt of a career?in real estate. ?I thought of myself as a writer, a college professor, a real do-gooder,? he says. His master?s thesis at the University of Michigan was about rural migration to cities and improving overcrowded neighborhoods for low-income families. And that?s when he caught the development bug.

P?rez made a connection with Stephen Ross and started The Related Group in 1979. ?I just wanted to build great, affordable housing,? P?rez says of Related?s launch and his need for creative design. ?I realized I could have social purpose and make money at the same time,? he says, though?money was?always secondary for him.

P?rez made the Forbes list of 400 Richest Americans from 2006 to 2008. He was knocked off the list in 2009, when things went sour for South Florida real estate. But if it?s any indication of a comeback ? for P?rez and Miami real estate ? he was back on the Forbes? 400 in 2012.

?Hopefully we learned our lesson. Hopefully it makes us better,? says P?rez of the housing crisis, which he admits he saw coming. ?Did I see the crisis? Yes. Did I see it to be as deep and pronounced as it was? No.?

Just as the recession hit, The Related Group was transforming Miami into an upscale international metropolis with four luxury condominiums in development. In 2007, they had reported sales of more than $1.5 billion. By 2010, Related was stuck with more than $1.5 billion in debt.

?I build seven-story high-rises. When you?re on the 10^th floor and you?ve got two years of construction left to go, you can?t just stop,? says P?rez.

Instead they hunkered down, which?he admits wasn?t easy. They were transparent about their problems, flexible on paying back at least 80 lenders, never had a lawsuit and never declared bankruptcy, according to P?rez.

Many South Florida neighborhoods looked like ghost towns when families were forced to leave. As recently as August, South Florida?s Case-Shiller real estate index had increased, showing a five percent gain in eight months. That was the strongest gain since December 2006 and it made South Florida second in the housing rebound, only behind Phoenix, AZ.

?[South Florida] has rebounded faster than anyone anticipated. We thought it would take a few more years, but the international market has really helped,? says Teller.?South Florida has ways to go ? values are off 48 percent from peak levels in 2006 ? it?s bouncing back, especially in Miami. Thirty percent of the market in South Florida is international with clients from Venezuela, Colombia, Argentina, Brazil, Mexico and even Canada and France taking advantage of low prices. Ninety percent of those international clients are paying for their properties in cash, says Teller.

According to the Miami Herald, as many as?55 new condo projects have been proposed for development?since last month. That?s more than 10,000 new units for the coastal South Florida market. ?It?s not just the beach areas or very sexy condo market, either,? adds Teller. ?It?s also our single family market.? With demand on the rise, more condos go up.

P?rez isn?t getting ahead of himself; not after the crisis cost him billions. ?The lesson was to be a lot more conservative,? he says.?Despite as many as 10 projects in the works for Related, the crash left?P?rez humble and wanting to get back to his ?do-gooder? nature. That includes Related?s renovation of a dozen affordable housing units for seniors.

?I?m really lucky. So I have an obligation to give back,? P?rez says, speaking specifically about his donation to the Miami museum after the recession created a 70 percent decrease in donations to the arts. For P?rez, who also signed the Gates-Buffett pledge to donate half his wealth, giving money to the arts is meaningful. ?The art museum is dear to me. And the collection keeps me connected to my Latin roots,? he adds.

P?rez?s Hispanic heritage and being a role model for other young Hispanics is a point of pride for him. But his Hispanic roots don?t define him, his drive does. P?rez wants to be more than just his heritage; he wants to be top-dog. ?I?m not the best Hispanic developer,? he says, ?I?m the best developer. Period.?

LG Nexus crops up once again in higher-quality pics

Another day, another LG Nexus (aka Nexus 4, aka Optimus Nexus) leak. This time it's from Belarusian tech site Onliner.by, which scored some high-res, higher-quality shots of the device now almost certain to be Google's next flagship phone. The shots show the same LG-E960 device sighted in earlier leaked pics, with a Galaxy Nexus-like front and LG "crystal reflection process" back. Same on-screen buttons, same LG and Google branding around the back.

There are a few visible details that weren't shown in previous leaks, however. You can clearly make out the two-tone trim, with a shiny metallic front and darker matte back, along with an iPhone-style microSIM located under the volume rocker.

The site also confirms the list of specs we've heard from other sources -- a 1.5GHz quad-core Snapdragon S4 Pro CPU, 2GB of RAM, a 1280x768 display, 8MP rear camera and 8GB of on-board storage. On the software side, it's running Android 4.1.2, just like the handsets in earlier leaked images.

PARIS (Reuters) - Stock index futures pointed to a higher open on Wall Street on Monday, with futures for the S&P 500 up 0.48 percent, Dow Jones futures up 0.47 percent and Nasdaq 100 futures up 0.52 percent at 0900 GMT.

When Carrie Goldman, parenting expert and author of "Bullied", joined me on Mondays with Marlo I just had to ask her if she had any tips for parents that would help them to determine if their child was a bully. From making sure you maintain a consistent parenting style to making sure you're involved in your child's school, Carrie had some great advice for parents to prevent bullying.

For more ideas and tips on how you can get involved in ending the bullying epidemic, check out some of Carrie's top tips:

• Recognize The Problem

  Unfortunately, the parents of most bullies are in denial. Prevent your child from becoming a bully by having a consistent, non-authoritarian parenting style. Listen closely to what your child says and be aware of what is going on in their everyday lives.

• Teach Empathy

  Monitor what your kids are watching on TV. Reality-based TV teaches kids that being mean gets you what you want. Bullies see their targets as "others," not as people, so kids should be taught empathy at a young age.

• Be Present At Your Child's School

  Volunteer at your child's school, ideally, at lunchtime or during recess. This is where a lot of bullying occurs. If you're not available during the day, you can volunteer in the evenings or after school and use this time to have discussions about bullying with other parents.

• Look Out For Warning Signs

  If your child is suddenly withdrawn, sad or doesn't want to go to school, they may be a victim of bullying. A lot of girls turn to cutting or eating disorders to deal with their pain. Your child probably won't want to see a counselor, but you're the parent and you need to help even if your child doesn't want to be helped.

• Create Allies, Not Bystanders

  More than 50% of bullying actions will stop within 10 seconds if someone intervenes. Bullies feed off of bystanders. If you or your child witness an act of bullying: <strong>Become a witness:</strong> Go to the school, and tell them what you or your child saw. <strong>Become an ally:</strong> Even if your child is afraid of being taunted for showing support to the victim in front of other kids, he or she can send a text message or email to the bullied child later that evening. Kids who are bullied feel isolated, so even a small action like this can make a big difference

• Block And Delete Online Bullies

  Take screenshots of online bullying, so you can report it to the school, or even the police if the situation continues to escalate.

• Prevent Against Physical Attack

  Enroll your child in local martial arts classes. They can learn defensive postures and how to protect themselves. Kids who learn these skills carry themselves more confidently and this might help them become less likely targets.

• Get The School Involved

  If you have a child who is being bullied and the teacher is dismissive, go to the principal. If the principal is dismissive, go to the school board. If you have evidence, they will take the matter more seriously because ultimately, you can go to the police.

• Understand Long-Term Impact

  Recent studies have shown that over time, children's brains change and become more sensitive to bullying. They become more fearful, anxious, and smaller triggers can create the same response, much like post-traumatic stress. Later in life, as adults, many of these children have trouble functioning in society as a result of bullying endured at an early age.

• Set Family Guidelines For Responsible Media Use

  Create a family contract on how you're going to responsibly use all of the technological devices that your children have access to.   Don't accept blame; say to yourself, "I'm fine." Compliment the bully, and ask the bully for help. For example, you could say, "You're right. I am a bad speller. Can you help me with that?" This will catch them off-guard.

• Three Simple Steps To Stop Bullying

  1. <strong>Witness it </strong>- Pay attention to what is going on your child's life. 2. <strong>Document it</strong> - Gather evidence: take photographs, save damaged property, or even write the incident and date in a journal. 3. <strong>Re-frame it</strong> - Take care of your child psychologically; help them find a support group where they feel they can belong.
